elahome.gr presents Ela Home, a development of four maisonettes with private pools in the village of Kypseli on Zakynthos, Greece. By using the site you accept the terms below. If you do not accept them, please do not use the site.

The site was designed and built by Cittago and is hosted on Cloudflare Pages.
Everything here is published to describe the project and help you decide whether to talk to us. It is not a contractual offer, not a prospectus, and not a financial promotion.
Nothing on the site creates a contract between us, and no page reserves a home for you. A home is reserved only when we agree it with you in writing.
The images of the homes show design intent, not a finished building. Finishes, materials, colours, landscaping, furniture and the surroundings can differ from what is built.
Where this site and a document you have signed disagree, the signed document wins.
Any sale happens under a separate written purchase contract, executed before a Greek notary under Greek law. That contract, with the technical description and plans attached to it, sets out exactly what you are buying, what it costs, when you pay and what we owe you.
The purchase contract prevails over anything on this site, in a brochure, in an email or in conversation. If something you have read here matters to your decision, ask for it in writing and make sure it appears in the contract.
You will also need your own notary, lawyer and accountant. Buying property in Greece involves searches, taxes and fees that sit entirely outside this website.
The Investment Intelligence page brings together published market data and a simple model. Air arrivals, tourism receipts, long-run property returns, indicative nightly rates and the modelled net yield range are illustrations of a market. They are not a description of your home and not a description of your result.
We do not promise or guarantee any rental income, occupancy level, resale value or return. Market averages and past performance say nothing certain about the future. Every source is named on the page so that you, or your advisor, can check it.
The Greek Golden Visa programme does not apply to these homes. It requires a higher investment threshold and a larger property, and it does not permit short-term letting of the qualifying property.

You may read the site, print pages and share links for your own use or to discuss the project with your advisors. You may not republish, resell, license or bulk-copy our images, plans or text, and you may not use them for another development, listing or advertisement, without our written permission.
Third-party material quoted on the site, such as published research and statistics, belongs to the parties named in the citation.
We can restrict or block access to the site if it is being used in any of these ways.
The site links to services we do not control, including Instagram (@elahome.gr) and WhatsApp. Once you follow such a link, that provider’s own terms and privacy policy apply instead of ours. A link is not an endorsement, and we do not monitor third-party pages.
Google Analytics and Google Tag Manager are being added to the site. They will load only if you accept them, nothing is set before that, and you can withdraw your consent at any time — as easily as you gave it — from Cookie settings in the footer of any page. Our Cookie policy and Privacy policy explain what is collected.
We take reasonable care over what we publish here, but the site is provided as it is. We do not warrant that it will always be available, error-free or up to date.
Images, area figures, timelines and modelled yields are indicative and are described as such where they appear. They are not a substitute for the technical description and plans attached to the purchase contract, which is what you should rely on.
Nothing in these terms excludes or limits liability that cannot lawfully be excluded or limited. In particular, under article 332 of the Greek Civil Code, liability for intent or gross negligence cannot be excluded or limited in advance, and your statutory rights as a consumer under Greek and EU law are unaffected.
These terms are governed by Greek law.
Disputes arising from them may be brought before the Greek courts. If you are a consumer resident in another EU country, you keep the protection of the mandatory rules of your own country, and you may bring proceedings there; we may bring proceedings against you only in the courts of the country where you live.
We may update these terms as the project and the site develop. The version published on this page is the one that applies to your use of the site, so please look at it again when you return.
